Electrical Safety Inspections in the Phoenix Valley

Most people call us for an inspection at one of three moments: they are buying a house, they are selling one and an inspector flagged something, or something in their current home has started behaving badly enough to worry them. At The Wire Guy Electric, an inspection is an assessment of what is in your walls and panel, not a sales walkthrough.

When an Inspection Is Worth It

• Buying a home. A general home inspector flags obvious problems. An electrician tells you what the panel, the service, and the wiring actually are, and what they will cost you.
• You have an inspection report already. Bring it to us. We will price out the electrical items on it and tell you honestly which ones matter and which are boilerplate.
• The house is more than 30 years old and nobody has looked at the electrical since.
• Before a large addition, like a pool, casita, EV charger, or second AC system.
• Something is off. Flickering, warm outlets, repeat trips, or a panel you have never liked the look of.

What We Look At

The panel and service. Brand and age, condition of the bus and lugs, breaker sizing against the conductors they protect, grounding and bonding, available capacity, and whether the panel is on the recall list. The wiring. What type it is and what condition it is in where we can see it. In homes from the 1960s and 1970s that includes checking for single strand aluminum branch wiring, which is a genuine fire risk at connections and needs proper treatment.

Devices and protection. GFCI protection where it is required, especially kitchens, baths, garages, and exteriors. Arc-fault protection. Grounded versus ungrounded receptacles, and three-prong outlets that were installed on two-wire circuits with no ground behind them.

The parts nobody looks at. Attic junctions, exterior disconnects, the meter base, and outdoor equipment that has been baking in the sun since the house was built.

What You Get

A clear list of what we found, sorted by what actually matters. Safety items that should be handled now, items worth planning for, and items that are simply worth knowing about. Plus real numbers for the work, so you can make decisions instead of guessing.

We are not going to hand you a list of everything technically imperfect in a forty-year-old house and call it urgent. Most older Valley homes have a handful of things worth fixing and a lot of things that are simply old.
